Cash-on-cash return
Definition 1.
method used to find the return on investments when there is no active secondary market. The yield is determined by dividing the annual cash income by the total investment. See: Current yield or yield to maturity.

Definition 2.
A technique for calculating the return on an investment for which there is no secondary market. Equals the annual dollar income divided by the total dollar investment, expressed as a percentage.
